Important Inspection Information

Before we come onsite, it is important that you read the following information to ensure a seamless inspection. Of particular note is our Scope & Limitations document. By allowing us on site, you confirm that you have read and agree to these terms. We are here to answer any questions so please feel free to contact us if you require more information.

As part of our undertaking to comply with Australian Standard AS4349.1—2007 Inspection of buildings (Property Inspections—Residential buildings), it is important that our clients understand our inspections process. Please review our Scope and Limitations. By allowing a Residential Reports inspector onsite you are agreeing to our Scope and Limitations
We estimate that reports will be issued the day after inspection. Please note the Department of Environment and Sustainable Development does not guarantee building file delivery and receipt of your file will impact our turnaround.
It is imperative that inspectors are given full access to the ceiling and subfloor hatch otherwise these areas cannot be commented on in our report. Please check to ensure the hatches are unlocked and cleared of stored items.
Our inspectors are pet friendly creatures, but is important we are notified of any issues relating to your animal while we are on site. If cats are not allowed outside, or we are going to find a surprise dog under the subfloor we would appreciate prior notification!
Wall insulation will increase your Energy Rating. If you are aware that your property has wall insulation, please discuss with your inspector on site or contact our office. Our inspectors are not authorised to remove power points or conduct unsafe invasive measures to inspect behind walls. As per NATERS Technical Notes insulation is permitted to be included in a report if there is visual evidence available via safe access, if we are supplied with an installation certificate, or if it is cited on approved plans.  For further information on Energy Ratings please navigate to our ‘Resource Library’ page on this website where you will find a document called EER Fact Sheet.
In the event of cancellation you are required to pay the building file fee we obtain from the Building Services Counter at Access Canberra (if one has been ordered). Please give Residential Reports 48 hours notification for change of appointment or cancellation.
