Re-Inspection Reports
IMPORTANT: Reinspection of a property following the expiry of a report is approached by our team as a 'new' inspection. It is imperative that we are as thorough and dilligent with our analysis of the property as we were on the first visit as there are many issues which may have arisen since that initial inspection. We do not 'sign off' on an old report, rather your solicitor and prospective purchaser should be assured that this job has been given the same attention by both our administrators and the inspector as the case would be if we had never been to the property previously. Our company stands by this report for a further 275 days. The only cost we do not incur is the purchase of a new building file. You should also note it will be the cost of THIS report that is reimbursed to you on settlement.

Building Report
A comprehensive investigation of your property which may include comments on: brick work, roofing/roof space, eaves & fascia, sub-floor space, internal rooms, ceiling fittings, wall linings, tiling and flooring, shower recess etc. The maintenance inspection covers non-structural building aspects of the property where we assess significant general maintenance issues.
Compliance Report
To complete your compliance report (with your authority) we obtain the building files relating to your property from the Department of Environment & Sustainable Development. The file includes a survey certificate, building plans and a certificate of occupancy. House and land improvements are compared to ensure all aspects of the property comply with the approved plans.
Energy Efficiency Rating
In the ACT all homes that are on the market for sale must have a valid Energy Efficiency Rating (EER) Report. This documentation gives an overview of the design elements of the property that relate to energy efficiency. The inspection will include a review of: orientation, insulation, air leakage, design features, floor type, glazing, common walls etc.
Timber Pest Report
This report is particularly important as a building can be affected by any one of several wood destroying pests. Of particular concern are termites (commonly called "white ants") which can render a house structurally unsound.
